VCT waxing in Logan, UT
VCT is the 12-inch square tile you see in offices, break rooms, shops, and stores. The tile itself is not shiny. The shine is the floor finish, which most people call wax. When that finish wears through in the walkways, the floor goes dull and gray, and dirt gets ground into the tile.
Mopping will not bring it back. The old finish has to come off and new finish goes on. That is a strip and wax.
The owner is on most every job, and floors are no different. He cares how your floor looks when your doors open and what you say about it after.
How we strip and wax
- Clear and sweep. Chairs, tables, and mats come off the floor. We dust-mop so grit does not get dragged into the new finish.
- Strip. Stripper goes down one section at a time and sits for a few minutes so it can soften the old finish. It does not get to dry.
- Scrub. A floor machine with a stripping pad breaks the old finish loose. Edges and corners get worked by hand, because that is where old wax builds up.
- Pick up and rinse. The slurry gets vacuumed up right away, then the floor gets a clean-water rinse. Leftover stripper is what makes new finish peel, so we do not skip this.
- Dry. The floor has to be fully dry before any finish goes on.
- Finish. Three coats minimum, put down thin and even, with dry time between each one. Thin coats harden. Thick coats stay soft and cloudy.
- Cure. The floor needs to be left alone to harden before furniture and carts go back. We tell you when it is ready.
When to book
How often a floor needs stripping depends on traffic. Most businesses book it after hours or on a weekend so nobody walks on wet finish.
Keeping it up between strips
We also do ongoing maintenance. Between strips, we burnish the floor. A high-speed machine polishes the finish so the shine comes back and the walkways do not wear through as fast. Regular burnishing stretches out the time until the next full strip.
What wax does not fix
- Cracked, chipped, or missing tile stays that way. Wax is a finish, not a new tile. If the tile is broken through, we say so before we start.
- Stains that are in the tile, not on it, may lighten but not go away.
- Luxury vinyl plank and sheet vinyl are different floors, and most should not be stripped. Tell us what you have, and we will tell you if it is VCT.
Before we come
- Move what you can off the floor: desks, chairs, displays. Tell us about anything heavy that has to stay.
- Plan to keep the room closed while we work and while the finish cures.
- Tell us about door codes, alarms, and who will let us in after hours.
- Keep the heat or air running so the finish dries evenly.
Who books it
Businesses: offices, shops, stores, and other commercial spaces with VCT. If the building also has carpet, we can schedule commercial carpet cleaning on the same trip.

VCT is priced by bid. We look at the square footage, how worn the finish is, and what has to be moved, and then we give you a number. No bait-and-switch, and no upsell once we are there.
